    Nikte 1 puts the best parts of beachfront living right outside your door.

    Located on the ground floor, the condo opens to a private ocean-facing patio with the beachfront pool and Half Moon Bay just beyond. There are no stairs between your condo and the outdoor spaces you'll use most, making trips between breakfast on the patio, the pool, and the beach especially easy.

    The Home

    Inside, the open living and dining area provides a comfortable place for everyone to gather after a day outside.

    The full kitchen makes meals at home convenient, while central air conditioning throughout the condo keeps the interior comfortable. A Smart TV, Wi-Fi, and in-unit washer and dryer add useful everyday conveniences.

    Both bedrooms have private bathrooms and flexible sleeping arrangements that work particularly well for families.

    Bedding Summary

    • Primary Bedroom: Queen bed + Twin trundle, private bathroom, ocean view, direct access to the beachfront/poolside patio
    • Second Bedroom: Queen bed + Single upper bunk + Twin trundle, private bathroom, garden atrium

    Optional Third Bedroom / Garden Studio

    Need more room? Nikte 1 can also be rented with its adjoining garden-side studio to create a 3-bedroom, 3-bathroom configuration.

    The ground-floor studio adds a King bed, private full bathroom, kitchenette, and garden view. It has its own independent entrance as well as a connecting door to the main condo, making it a great option for grandparents, another couple, or anyone who appreciates a little extra privacy. The studio is not included with the standard 2-bedroom reservation and must be added separately, subject to availability.

    Beachfront & Pool

    The shared beachfront swimming pool is just outside the condo, making it easy to move between the water and your private patio throughout the day.

    Beyond the pool, Half Moon Bay is right outside for swimming and snorkeling.

    The Location

    Nikte is located directly on Half Moon Bay, close to restaurants and within easy reach of Yal-Ku Lagoon, Akumal Bay, shops, and local services.

    Cenotes, Tulum, eco-parks, and other Riviera Maya attractions are also convenient to explore by car.

    Good to Know

    • Nikte 1 is a ground-floor beachfront condo.
    • Central air conditioning is provided throughout the condo.
    • The beachfront swimming pool is shared by guests of the building.
    • This listing includes the 2-bedroom condo. The adjoining garden-side studio can be added to create a 3-bedroom, 3-bathroom configuration, subject to availability.
    • The optional studio has a King bed, private bathroom, kitchenette, garden view, independent entrance, and connecting door to the condo.
    • Housekeeping is provided Monday to Saturday.
    • An in-unit washer and dryer are available for guest use.
    • Half Moon Bay has a natural rocky and coral seabed. Water shoes are recommended.
    • Nikte has an elevator, but service can be inconsistent. When operational, we recommend using it for luggage and groceries only and using the stairs for regular access.
    • Golf carts and other services can be arranged with our guest service team.
    • No smoking

    Nuestra estancia no pudo haber sido más apapachada y feliz. Scott nos apoyó en todo lo que necesitamos, se mostró atento, nos llamaba casi todos los días para ofrecer ayuda en cualquier situación. El departamento incluye TODO para pasarla bien, las toallas frescas, sábanas limpias, excelente estado de mantenimiento de absolutamente todo lo qué hay ahí. La vista es hermosa Hay una persona encargada de ir a revisar el perfecto estado de la limpieza y que apoya felizmente a todos los que nos quedamos. No vemos la hora para poder regresar Gracias por todo lo bonito

    This was our third time back to this condo. Working with Akumal Direct was easy as always. The customer service at time of booking, leading up to our stay, and once in Akumal was great. We love the ground floor direct access to the pool. The condo is clean, modern, and well-stocked. The cable TV came in handy for a rainy day and has every channel you could ever need. The mini grocery store across the street is super convenient and there are several restaurants within walking distance.

    Our family of 5 spent Christmas in Akumal at Nikte Condo. The condo is in a very quiet gated community and the views of the ocean are incredible. The folks with Akumal Direct were always available to assist (even over Christmas!) and made many wonderful recommendations of places to visit. Would highly recommend this agency and this location.

    We loved our ground floor condo with easy access to the pool and beach. The sunrise and sunset views were unmatched from our patio and we were able to snorkel right from the beach. Our place was very comfortable and fit two families comfortably, with the ability to cook meals and relax inside or out!! We hope to go back again soon.
    Scott was helpful and attentive and Guadalupe and the other staff kept the place clean!!

    We stayed three nights after a wedding at XCaret. It was the perfect way to "wind down" after a busy week. The place was perfect for our four families. A convenient access to great stores and restaurants.

    My son and I stayed here at the end of April. The condo is very new and modern, the furnishings were comfortable, and having a washer and dryer meant we could pack lighter. My son also appreciated the Wi-Fi and cartoon channels. The best part was being able to walk right out the door to the pool, which has both shallow and deeper areas.

    The location of the condo was great too - close to La Buena Vida and right across from the convenience store. Akumal Bay and the rest of Akumal was a short golf cart ride (or a walk for older kids) away.

    Booking with Akumal Direct was as smooth as always, they stopped by the check in, and were quick to respond when I reached out. And unlike what the listing showed, maid service did come by every day. There was also a good supply of soap, shampoo, and laundry detergent - so a few less things to pack in your suitcase or buy at the store.

    As another person noted, there are dozens of light switches and it was comical/confusing to remember which did what. Small suggestion - I’ve noticed this with other rentals in the area but the daylight lightbulbs in the place can give off a cold vibe. Soft white bulbs would make everything much more inviting.

    As expected, the beach did have some seaweed but nothing that spoiled the trip.

    We had an amazing time at Nikte 1. The living space was clean and had many amenities. The location is incredible - right on the beach and beside the pool, with a great porch space to have breakfast or an afternoon drink. It’s not too far to walk to town, and it’s great having the general store and bike rentals right there, as well as some great restaurants within a few minutes’ walk. The master bedroom bed was very firm and not the most comfortable, but that was about the only thing in our unit that we found that was not to our complete satisfaction. The double bed in the other bedroom was more comfortable, and it was great having so many options for sleeping arrangements. We also loved the ability to have our parents staying in the adjoining suite. We would highly recommend this unit.

    Property manager scott was on top of everything! He was so helpful. the staff there was amazing as well! The place was absolutely amazing and so clean.
