Do you know how sometimes when you take a tour of a historic villa, where old-day celebrities and multi-millionaires used to spend their summers you ask yourself “What would it be like to live here?”
Well, you don’t have to guess anymore. Instead you can escape the business of the city and stay at the charming Spanish Hacienda, named Casa Cascadas. And the best part is that you do not have to be a multi-millionaire or a celebrity to be able to afford staying here, although, you will definitely feel like one as soon as you step on the premises.
From the entrance, Casa Cascadas guests are welcomed with a beautiful view of a turquoise pool with a lovely water fountain and a white mansion framed by lush green palm trees.
Built on the rocky shores of North Akumal, this stately oceanfront Hacienda is conveniently located between the Half Moon Bay and Akumal Bay, offering its guests one the best shopping, dining, snorkeling and diving areas in Mexico.
This charming two-level villa has four airy bedrooms: two on the lower level and two on the upper level.
The first level bedrooms come with private en-suite bathrooms and comfortable king-size beds and an amazing ocean view. A large open-floor living room, two separate dining areas and a spacious kitchen, equipped with every kitchen appliance that you may need to prepare anything from a healthy breakfast to a hearty dinner for 10 people.
It is worth mentioning that the living room opens up onto a private ocean-side patio – an ideal place for an afternoon siesta. The shady palapas, chaise lounges, hammock and outside dining table make it easy to imagine yourself spending hours here relaxing with a good book, chatting over a margarita or dozing off after an activity-filled morning.
The second level of Casa Cascades includes two comfortable master bedrooms, each with an en-suite bathroom and a large private terrace. One of the bedrooms faces the Yucatan Jungle that is known for its impressive cenotes and the mysterious Mayan ruins. The other master bedroom offers a breath-taking view of the clear turquoise waters of the Caribbean and man-made beach.
On calm days you can snorkel and admire the vast variety of delicate coral reefs and pretty tropical fish swimming just a few feet away from the ocean patio. And during breezy days, you can relax in the lounge area by the pool, located on the other side of Casa Cascadas. The architectural solution for protecting the pool from the sea winds by the high walls of the house creates a perfect space for the kids to play. It is also a great spot to fire up the grill and host a laid-back poolside BBQ party.
Sounds like a great vacation plan?

This was our second time to Akumal what can I say besides perfection. Our caretakers catered to our every need. On our last evening there they cooked for us and its was hands down the best meal of our stay. Air conditioning in the bedrooms only, which is all you need with the ocean breeze. The coolest thing happened while we were there, we had a small private beach in front of our villa,on our first night there turtles came up and layed eggs, a couple nights later we saw newly hatched baby sea turtles making their way to the ocean for their first swim! MAGICAL!!! We've traveled to Mexico many many times I can't think of a better vacation than this one. Accommodations were perfect for 4 couples plenty of privacy! LOVED IT LOVED IT!!

The only issue I had was the noise from the renters at the property next door. They were very close to this property and it was irritating at times. I would still rent this property again.

- Spacious rooms, great back porch. Our kids were able to use it as a giant sandbox!
- Kitchen well stocked
- Lots of beach towels
- Housekeepers are wonderful - great to set up a grill - very accomodating
- Kitchen is well organized with large table for easy large dinners
- Beautiful home - really special
Issues/things to note
- Pool was VERY cold
- The upper bedrooms do not have an interior connection - so the family with small kids on the upper floor had to share a bedroom (parents in one room/kids in the other)
- Roof deck isn't convenient
- Not that clean - lots of dust, but overall tidy
- Very limited storage space in kitchen
- Beach is swimmable, but rocky

We loved this place. Each bedroom suite was very private with its own ocean view. The staff was great, our only regret was that we did not have them cook for us the first night, the food was so great and so reasonable would probably would have had them cook for us every night! The only (maybe) downside is that it is very rocky right here and hard to get in the water, but you don't have to go far to the beach.

Hands down the best vacation in Mexico I have ever had, and I have had many. The Villa is wonderful, but the STAFF is easily the most amazing thing about the experience. They were nearly invisible from the standpoint of us feeling as though we had privacy as a family, and they were present in the most amazing ways. coming down those stairs in the morning to coffee, fresh fruit, toast, preserves and juice was a great start to our daily routine every day. The meals they made for our huge group were delicious and a great part of our vacation. We will be back again and again.

Great house for families - great welcome, beautiful view, great location.
I would suggest that each family clean up the beach like we did- there was a lot of trash- we all collected about 7 bags and then the house next store did it too. We made a big difference.
Turtles were amazing, great restaurants our favorite was Turtle Bay Cafe.

We Stayed at Casa Cascadas in mid may for a week with another couple. The Casa far exceeded our expectations.
After twelve hours of rushing through airports and being crammed in planes we arrived in Cancun. Our transfer to the property went smoothly; we were all tired of traveling and just wanted to get there and relax with a couple of beers. We asked our driver if he could stop at a store on the way to purchase some libation to celebrate our arrival. He refused, we were all a little disappointed.
We were greeted by the caretakers; they gave us the tour of the place, and the last thing they showed us was the fridge, fully stocked with beer, pop, juice and the best guacamole we had ever tasted!
We we're blown away! The house was amazing, the hosts were friendly and helpful.
Oh ya, another unexpected bonus, free WiFI, not advertised, just another pleasant surprise!
Every morning there was breakfast and coffee waiting for us. Don't miss out on having the staff prepare a dinner - Awesome!
The beachfront was beautiful, too rough for swimming during our stay, but great swimming and snorkeling is a five minute walk to Akumal Bay.
The pool was cleaned daily and we found the temperature to be perfect (contrary to another reviewer).
Bottom line, the place was beautiful, well appointed, conveniently located, spacious and comfortable.
We're already planning a return visit!

My husband, family and friends have been coming to Akumal and staying at Casa Cascadas for the last 7 years. The house is one of the few in Akumal that has a sand beach. We have witnessed the sea turtles lay their eggs almost every year and we have also witnessed some of the eggs hatching and was privileged to release them into the sea. I cannot say enough about this wonderful villa and the sweet, wonderful caretakers who live on the property.

This was our second time staying at this house, and it was wonderful. We would certainly recommend it.

Perfect Location for access to town. Very nice beach side and pool side zones with the house. Great meals cooked by the housekeepers (Tortilla Soup was awesome). We had 4 couples and this was as good a villa as we could have imagined. Thank you.

The place was great, the people and manager were very helpful. The place is very secure and quiet. The pool was great and we had a wonderful time. The only thing that I would be a bit nitpicky on, is that they could probably stand to upgrade the fridge. It works, but we liked to do a lot of cooking and with beers it filled up pretty quick and really had to work to keep everything cold. Other that this place is a dream!

We rented Casa Cascadas for a family vacation in April. There were 8 of us ranging in age from 4 to 66 and this vacation rental was a perfect fit. The children spent many happy hours in the pool and the house is only a 5 minute walk to the beach and shops in Akumal. We had a rental van but golf carts can be rented in Akumal for $40 US per day. The layout of the house was great - there is plenty of space in the main area for everyone to congregate but lots of private space as well - and the bedrooms are on opposite sides of the house. This house would be ideal for 4 couples. The caretakers, Basilia and Abellardo, were wonderful and took very good care of us. We had two dinners prepared by them which were very good. There are also a number of good and reasonably priced restaurants nearby. The rooftop deck is awesome for stargazing and watching the sunset and sunrise. The only negative during our stay was that the waterfall in the pool was not working. I would definitely rent this place again.

We rented Casa Cascadas in Akumal for a week in late May 2015. The house is great and the caretakers were a wonderful addition providing fresh fruit every morning. The weather was very warm and humid and the AC units had a hard time keeping up.

We spent approximately 10 days at Casa Cascadas. It was fantastic. We really liked the location being closer to the main beach than previous houses we stayed. The layout is great easily accommodated all 9 of us. The wifi was very reliable and the extra "perks" (e.g., Continental breakfast) was really a nice bonus. It's one of the free properties that actually has sand behind it, but we didn't really use it. Our only recommendation is to bring your own hair dryer (of course), they had plenty but they kept shorting out.
Casa Cascadas was a very comfortable house for our 10 days in Akumal. The house is very spacious with a wonderful kitchen and outside areas. The rooftop deck is gorgeous for watching sunrises and sunsets. The added amenities at this house e.g. breakfast each day, and 2 massages included with the stay were a bonus. Andrea was also very nice and made our stay very comfortable. Lastly, the close proximity by foot to everything Akumal has to offer was fantastic. I would definitely stay here again.
Awesome! Only negatives is that the owners need to spend a little bit of money to upgrade the kitchen utensils, ceiling fans and door handles. Minor things. Other than that, best location in town, beautiful property, amazing housekeepers, awesome hammocks, really....everything was perfect! Don't get Dr. Richard!
We had an absolutely fantastic time!! We love Akumal and have been coming for years. The location was perfect...easy walk to Akumal beach and an easy walk to Buena Vida!! Can't ask for more. It is a beautiful property but the house could use some TLC. The caretakers were super lovely and were great cooks!!
The house was in a perfect location just a quick walk to the beach and scuba shop. The house was very clean and we got an extra treat by watching turtles nest the last 3 nights we were there. One down side is the pool is not shaded at all so it makes it hard to relax in it during the day time because it gets too hot. The seaweed that is overtaking the riviera maya was very annoying. It smells very strong and piled up right on the beach in front of the house. Also this is not an area to get in the ocean it has very jagged rocks which makes it dangerous to swim. I was very impressed with how fast the rooms would get cold with the room air conditioners. The house doesn't have any air conditioning in the main areas but with the sea breeze constantly blowing you don't really need it. The continental breakfast is just as described lots of fresh fruit orange juice and toast. Also one tip if you are going to take advantage of the massage and dinner make sure you tell someone at the beggining of the trip because the massage people might be busy the day you are wanting it. We had them fix us one meal and it was very delicious and we had left overs so plan your dinners at the beggining of the trip so you can take advantage of the left overs. The snorkeling at the akumal beach was amazing (once past the seaweed), We saw many sea turtles and a vast variety of fish. Snorkeling in the akumal beach was a definite highlight of the trip as well as seeing little baby turtles hatching at la lunita restaurant.
This is our fifth house in six years and it rates near the top. You can't beat the location or the free continental breakfast. (Lots of great fruit and toast. By a couple dozen eggs and you're set.) The water was too rough for swimming but it's one of the few houses north of Akumal with a "beach" where you can enter the water. (Bring water socks or booties.) There is AC in each bedroom but some of us just opted to sleep with the windows open and the fan on. Overall a great experience. We will likely be back. Thanks!
The house is lovely and the location ideal. We have stayed in Akumal several times. This time we brought the whole family and Cascadas is our first house rental. The caretakers did an exceptional job of housekeeping and their cooking was delicious.
