This cozy villa is located in the heart of Yal Ku lagoon. Casa Delfin is a modern, two-story villa designed to accommodate 8 to 14 people. At the same time its clever design, expansive common area and five very private bedroom suites allow each guests to enjoy their own space and quiet.
As soon as you step through the front door you are welcomed by a contemporary sculptured water feature. It is believed that having a water element positioned near the front door, creates a positive energy flow and brings good luck.

The main floor hosts one spacious, circular living room that overlooks a Mediterranean-style verandah and the lush tropical garden of the villa. The verandah takes you directly into the garden and to the lagoon. Follow this path and find yourself touching the cool green waters of the Yal ku Lagoon. From here, you can slip into your snorkeling gear and spend a few hours swimming among groups of tropical fish.
The main floor of the Casa Delfin also includes a large bedroom with en-suite bathroom, 2 double beds and private access to the verandah.
These are located on the second floor together with another tastefully-decorated living room and four more bedrooms (including the lovely master bedroom). All of the bedroom suites come with an en-suite bathroom and equally stunning views of either the tropical garden or the emerald lagoon.
Two of the upstairs bedrooms have king-size beds, one features a queen size bed and another has 2 double beds. It is the amount of space for up to 10 people, which makes spacious Casa Delfin super affordable for savvy families and large groups of friends.
Which is great, because it means that you can hire Rene, the caretaker, to prepare for you some of his delicious Mexican and Mayan specialties.
The rooftop terrace of Casa Delfin holds another surprise. Besides the awe-inspiring scenery of Akumal and charming, palapa-covered lounge area you will find here a large, heated rooftop pool which… you guessed it, overlooks the lagoon.
This romantic, relaxing and indulgent area of your private villa is best enjoyed at night, when you can gaze at the stars, savor the sensation of warm water touching your skin and admire the moonlight reflecting on the water.

About me: Seeking a Family Vacation/Destination
The owner is quite friendly and was very responsive to all of our concerns. That being said, there were concerns. The villa needs a good, thorough scrubbing and some updating. The home does not feel or appear to be very clean. The kitchen had a strange smell, which was rather off putting. As it turns out, the sink was leaking into the wooden cabinets causing the smell. One evening, dirty water leaked all over the floor after we tried to do the dishes. We had to wash all of the dishes by hand because the dishwasher did not work. We did not use the little pool on the roof at all because the heater did not seem to work. There were problems with hot water in several of the showers. The home does not offer a well manicured yard, nor does it have a nice deck area for entertaining (most of the villas offer this). Our grill was too dirty for use, so we had to use the neighbor's. This would be a decent budget option, if it were for a budget price. Many of the surrounding villas were cleaner, more updated and offered far more in the way of outdoor amenities (nice deck area, pool, etc.) The property is for sale and you can see that in the lack of care and investment. Again, the owner was very friendly and responsive to concerns, but I would go somewhere else next time.

Plenty of living space for all 8 of us (plus 2 under 2) and plenty of private space in the huge 5 berooms, each with their own bathroom....Fantastic location and excellent snorkeling- 3 different snorkeling experiences right at your doorstep, depending on which direction you go....EXCELLENT FAMILY SNORKELING VACATION....and just 5 min away is a toddler-friendly beach with your 4th choice of envireonments to snorkel!!!! The reef wasn't the best but t fish/turtles/squid/etc is fantastic!!

Traveled with 9 friends. The house was spacious and had many places for each of us to relax away from eachother when needed alone time. The pool on the roof was wonderful to sit in at night and watch the stars. Waking each morning to the view of Yu Kal Lagoon and swimming in it when ever I wanted was the highlight. We also went night snorkling in the Lagoon because it was only 20 steps from the back door of the house. Rene and his family kept the house clean and we had Rene cook for us when we arrived. He is amazing I recommend having him cook for you. Home made Flan was wow. I have rented other properties from this owner and he is very involved and keep the places up. Casa Delfin is for sale, but the added artwork and compfy funature makes you feel at home. Sitting out by the lagoon under the shade reading was my favorite part. Only 15 min to Tulum, adventure park. Akumal is a wonderful location. I enjoyed snorkling, walking, and taking in the sites.

We enjoyed Casa Delfin. The property is beautiful, the house needs some updating. Appliances in the kitchen not fully functioning. Overall a very nice stay and we will return.

Great for large families. Lots of living space and entertaining areas. Needs some TLC-(ex. AC in one bedroom had to be replaced during our stay, outdoor lighting non-existant, pool heater not working, ltd. hot water capacity led to cold showers and cold dish washing.) Also needs sign at lagoon to keep outsiders from walking up property path. Good, with potential to be excellent if upgraded a bit.

The house was great for our group of 12! Lots of spaces to gather, but also could find a private spot away from the crowd. Being on the lagoon was a big big plus - so beautiful! The house is in a very quiet part of Akumal, yet close to everything. Lucy and Rene kept the house nice and clean. We would definitely rent this home again!
