THis property is a mix of extremely old and just been built , unfortunately it is built not very well.When we arrived to check into our Superior delux room, all eight rooms in this catagory had leaking roofs,there was water pouring in, there had been some heavy rain,We understand that the weather throws curve balls somtimes but the mark of a good hotel is not what happens but how they deal with it and quite frankly the way this hotel dealt with this was awful..we were moved to a delux room,it was ok.But a little grimy around the bath tub, sheets not so great ,Tried to turn on the AC and the whole fitting fell out of the wall.In fact the AC did not work the whole time were there-the staff kept telling us it would be repaired the next day. but it never was.It is hot at night and we specifically booked this hotel because of the AC-We were moved back into the superior delux for the last 2 nights of our stay-it had stopped raining and repairs had been made. Disappointingly the inside was as shabbily built as the roof,The shower door did not close, the mosquito net doors did not meet, the lock to the doors kept jamming, leaving us trapped on the roof terrace at one point.Then on the last night it began to rain again and at 3am water come flooding in, missing the bed by inches, the drip drip kept us wake and we had to mop up the floor every hour or so.The front desk did not seem particularly bothered with any of our issues, after oushing them we were given a $75 a night refund, our holiday was ruined, i would rather have not had the refund an have a nice holiday, There are a lot of faults with this hotel, mainly i feel they are trying to be in a superior catagory but they just cannot supply the service for,If you are booking this hotel because it looks a little more luxurious than some of the other cabanas on this stretch of beach.SAVE your money and go one of the other properties along the beach, there are so may to choose from.A lot have been around a long time and know how to treat paying guests.

We stayed here 10 years ago when the cabanas were in a pretty sorry state. The beds were lumpy and the toilets did not work. We enjoyed it thoroughly due to the fabulous location right on one of the coasts most beautiful beaches just south of the Tulum ruins. This was during the visit by Comet Kahotek and a full moon. Unforgettable vacation.
Great news about the renovations. We'll definitely stay here again in the future.

We LOVED our stay at Cabanas Tulum! Patti at the front desk was super helpful and spoke wonderful English and therefore was very easy to communicate with. The rooms are very simple, but all you need for a romantic get away. It was nice to "disconnect" for a bit. The ocean front rooms are just a little over 100 meters from the water. You can hear the ocean waves all night if you open your blinds and wake up to a gorgeous sunrise every morning a little after 6am. We always felt very welcomed by the staff, our things/belongings safe. Because the hotel is small, it feels more private, nothing like a resort, which we liked. The all-inclusive breakfast is amazing! It's included in the room rate and includes omelets, breakfast burritos, smoothies, fruit waters, yogart, fruit, coffee, etc...not even close to a normal American continental breakfast.
Our only complaints would have been the bed was hard and the hot water was sparse, though because of the warm temperatures, it the cooler shower was rather refreshing.
We have recommended Tulum and Cabanas Tulum to all of our friends!

great location, you step out of your cabana right onto the sand, the water is about 50 yards from your front door. The beach is beautiful, white white sand and aquamarine water. No snorkeling to speak of though.
The restuarant ziggy beach bar assosiated with these cabanas was quite good but really,really slow even for the tropics and expensive but luckly breakfast was included and we were able to order what ever we wanted.
We found that the whole Tulum beach area was expensive even by our standards and we live in a ski resort community in Colorado. So we ate in Tulum itself a few nights but without a car this means the added expense of a taxi.
The linens at the cabanas are in need of renewal, some of the towels had holes in them and our sheets smelled smokey.
Overall we had a very relaxing nice time there but compaired to other areas along this coast it is quite expensive.

Truly right on the beach. Only 2 rows of cabanas, & they're offset so everyone has a nice view of the sea. Simple, clean rooms, HOT water, kind staff. Beach Club part of it so service on the beach, dining tables, too. FULL breakfast incl. Food good. In the middle of the stretch of Tulum Playa places, so convenient to walking all over the beach & checking out other restaurants. Fluent Engl speakers at front desk, if you don't speak Spanish. I'net wireless & cell worked great, no tv or radio or cd in room, & only shower, no tub, so if those things are important, don't go to Tulum - most places are primitive & these Cabanas are an effort to be eco & still modern. I got a MUCH-NEEDED rest, & as a single, petite woman, felt very safe. I definately want to go again.

My wife and I stayed for a week in what seemed like heaven. The helpful staff was top notch, the food gourmet and the beach was gorgeous! The room was clean and the property tended to daily. As we walked the coastline we noticed that Cabanas Tulum was the cleanest around.

This place is truly magical. It is right on the beach. The restaurant sits on the sand on the beach. The food is delicious and the waitstaff is very very friendly. The prices are good. The AC is only on from 7:45 pm to 7:45am though. And it gets HOT quickly. Sometimes the power goes out in general during the day. So you should know what your getting yourself into. But the sleep at night is very pleasant.
We got there on July 21. We had rented a deluxe ocean front room. When I got there they said the rooms had been flooded a few weeks before and though construction was supposed to be done, it was not and probably would not be done for the duration of our trip. The girl at the front desk offered us free dinner and deluxe accommodations at their sister hotel in Playa del Carmen which was just 8 minutes by car to the beach. A much nicer and fancier hotel. Or we could stay in one of the rooms behind the ocean front rooms at a cheaper price.
We were bummed. But we had no desire to go to Playa del Carmen which is a very big city. And we wanted to be by the beach. Initially I was pretty upset because I felt duped. And I watched through the trip, this same girl tell several other vacationers the same story... who were also pretty upset.
We went to the restaurant on the sand and had an incredible 3 hour lunch sitting in the breeze and eating incredible food and watching the beautiful ocean and decided to stay.
We were very glad we did. There was construction going on the whole time, but only during the day, and the sound was mostly drowned out by the ocean.
The manager moved us to a smaller ocean front bungalow after our second night. And honestly. That room was heaven. It is not huge. But the bed was very comfortable and the room opens up onto the beach and the sand. And you can lay on your own hammock.
My husband and I walked the beach over and over again. It goes on for a few miles. It was so relaxing. Not many people. I truly adore this place. I would go back in a heart beat.

Perfect location on the best, cleanest stretch of beach. Excellent restaurant, happy hour, and beach lounging opportunities. Rooms were not "overly spacious", but there was plenty of room. Conveniently located for other restaurants, but not in the noisy crowded area. We loved it.

Cabanas Tulum is a fantastic place to stay and we highly recommend it. We stayed in one of their Delux beachfront cabanas which are modern, comfortable, spacious, clean, private and with a direct view and access to the beach and ocean. Staff are friendly and helpful and when our A/C stopped functioning one evening they fixed it within minutes. The only exception to the perfection is that the room was fairly sparsely furnished, and upon enquiry, we were told that they want to keep the cabanas simple, but the plan was to add a fridge, coffeemaker, and luggage racks at some point. Although we respect the keeping it simple philosophy, we would recommend adding an outdoor table with chairs and another tall bench or table indoors for putting your items on. There is certainly space for it. However, this would not stop us from going back again in a heart beat! We found that early May is a good time to go as the bulk of the tourist season is over but you still get the near perfect weather without the crowdedness and favorable room rates.

We had a great family visit to Tulum and Cabanas Tulum in June 2012. We travelled with our two children ages 11 and 13. We had a beachfront room with two queen beds. The rooms were right on the beach. Not just beachfront but right on the beach. Fantastic. The kids loved, loved Cabanas Tulum. The staff was great, the breakfast wonderful, the beach is beautiful. Great value. We also visited Coba Ruins, Muyil Ruins, Gran Cenote, Dos Ojos Cenote, Maya Selva, Akumal and Ya Kul. All, all a must do! Loco Gringo was a huge help in planning our wonderful trip! Thanks for everything!

We loved our Superior Suite although the air conditioning didn't work well every night. The way the room was set up you couldn't be locked in with windows open so a slight feeling of insecurity although we were assured there was a guard on duty. Enjoyed the pool, breakfast, bikes and staff. Would stay there again.

My wife and I were looking for an experience outside of the traditional large resort atmosphere that has come to dominate the Riviera Maya area. This place was absolutely perfect. We stayed in a deluxe suite that looked right out onto the beach. The beach was gorgeous and you felt as if you had it to yourself. The staff was great. Very friendly and they kept our room super clean. They even have a few beach cruisers you can use to peddle around and get some tasty fish tacos in town. Loved this place and would definitely return.

The staff was very friendly and really got to know them. Overall a nice experience. However, the cabañas need some serious renovation (bath, hot water, AC, etc) and 2/3 of the hotel is not family friendly (in fact they are going to split the newly renovated rooms into a different hotel for adults only). I find the planned split artificial but it's definitely worth checking out the cabañas given their proximity to the beach, town center, and Sian Kan.

We have been traveling to Akumal/Tulum areas since 1981 and have stayed in many places. We took a taxi to The Beach at Cabanas Tulum and were immediately welcomed by the "front desk" staff. Nice little open area overlooking a gorgeous small wandering pool with little bridges, etc.
We went to have lunch while our room was prepared as we arrived early. The food here is incredible ! We loved walking the 20 steps to the front "lobby" to get a cup of coffee each morning. Then we sat on our porch looking at the waves until we were ready to wander another 15 steps to the included breakfast. The breakfast is anything on the menu including great mayan egg dishes and fresh squeezed juice ! We also ate dinner there 3 of our 4 nights because it was just that good ! The ahi tuna poki nachos are to die for !
The beach in front is nice and flat and was a great place for a little morning workout. Then there are giant beds on the beach to relax on. Between the sound of the waves, the sun and the breeze, I challenge you to stay awake for long after lying down on these beds ! Great 30 minute naps all day :)
The room was big although pretty sparse. The bed was super comfortable and we slept with the sliding door ajar to get the breeze all night and were very comfortable in April. We used the air conditioning one night and it worked well too but no ocean sounds.
The room was very clean and nice shampoo, lotion, etc. was replaced each day. Closet with safe is only storage for your clothes. Only the bed in the room. No chair or dresser but you have two chairs and a hammock and a sun lounger/bed on your porch as that's where we lived.
It was just the most relaxing place with only 12-18 rooms, you get to know the people there if you want and enjoyed sitting on the swings at the bar talking to folks during afternoon happy hour.
We walked down the road to dinner one night and there are many places to eat and they all looked great and were filled with guests. the road is VERY dark at night so make sure you take a flashlight. Despite the darkness, there are lots of people walking down the road to the different restuarants at the hotels at night and we never felt unsafe at all.
You can walk the beach or the road back into Tulum Beach which is the little area where there are shops and other small hotels and a "7-11" type store for provisions if you need them.
The water in front of the hotel was beautiful and clear and warm in April although it was also very rough ! The reef is a long way out down here so there is always strong waves which are great fun to play in but might be scary if you are not used to them.
We will definitely go back to the Beach at Tulum and recommend it only to those who want the special atmosphere of "laid back" but not bohemian Tulum beach !

We really loved our stay at The Beach Tulum. The Cabanas Tulum is actually the sister hotel which was under renovations when we were there. The beach at Tulum is truly spectacular, and the service we got from the guys at Ziggy's was wonderful. They try to learn your names and are always telling jokes to make you laugh. The staff all around was great. The room was a beautiful bungalow with a small sand trail that led directly to the beach. You could not ask for a more intimate connection to the beach and water. We cannot wait to go back and are already planning another stay there next spring.
